Palliser took possession of their new 117,191 square foot space at Sophia Industrial Park March 1st. Palliser joins neighbor Vitromex USA, who occupied the balance of this 230,900 square foot building during Q4 of 2020.

“After many years in Laredo, Palliser is excited to move and expand the warehouse facilities, adding approximately 44,000 square feet of warehouse space. The building is brand new and features modern amenities,” said Mike Hofmann, COO of Palliser.

“We simply outgrew our old location. We were spread out amongst multiple buildings, and this move allows us to merge our facilities into a single location in Laredo. This new warehouse is part of a longer-term expansion plan, that will allow Palliser to continue to meet the needs of our growing customer base.” Added Hofmann.

Palliser Furniture, a furniture manufacturing company headquartered in Winnipeg, Canada, and Vitromex USA, a tile manufacturer headquartered in Saltillo, Mexico, not only have neighboring distribution facilities in Laredo, Texas, but also have neighboring manufacturing facilities in Saltillo, Mexico. Both companies distribute to the United States and Canada via Laredo, TX, making this a perfect example of a successful USMCA agreement.

“We are very satisfied with our new distribution center, this new location is exceptionally larger, allowing us for increased inventory capacity. We had a very smooth transition thanks to Carlo Molano and the FORUM CRE team”. Said Virgilio Ayala, Operations Manager, Vitromex USA

The building is located on 20.6 acres of land at 13819 Humphrey Road, inside the Sophia Industrial Park, with easy access to Interstate Highway 35, and 10 miles from the World Trade Bridge. The building was developed by Humphrey Development, a new branch of GONTOR Group, an international trade company primarily providing customs and logistics services in North America.

“Our vision was to be ready for a tsunami of logistics operations that the Laredo corridor will experience in the next couple years because of the updated USMCA agreement. We envisioned a need for a new real estate development in the area that could service multinational companies.” Said Alejandro Gonzalez, COO, Humphrey Development.

“Palliser and Vitromex, both multi-national companies from Canada and Mexico, respectively, with operations in the USMCA region, will have their distribution center for international trade and logistics in Laredo, Texas known as the “Gateway to Mexico”, under one roof, one vision, one global community.” Added Alejandro.

Facilitating the transaction between Humphrey Development and the two tenants, Vitromex and Palliser, was Carlo Molano, Managing Principal and Mike Rodriguez, Vice President at FORUM CRE.

Laredo, TX- JAMCO Group signs long-term lease at Majestic’s Laredo Business Park for a warehouse space totaling 500,000 square feet, the single largest warehouse space built in Laredo, TX.

The building was originally developed in 1999 by Majestic Realty Co., the leading privately held industrial developer in the country. The space was first developed as a built-to-suit for Mattel, Inc. and is part of a two building 60-acre master planned business park, in the heart of Laredo’s industrial area.

“We are excited to see JAMCO, a Laredo based company, expand into the largest single facility in South Texas with Majestic Realty Co. This project would not have been achievable without a strong market expert guiding the user. Carlo Molano has continued to reaffirm his role as the leading commercial real estate broker and figure in South Texas, and we’re pleased to close the single largest industrial transaction in Laredo with him and FORUM CRE.” said Kyle Valley, Senior Vice President at Majestic Realty.

By providing global logistics, freight forwarding services and other supply chain services, Jamco Group became the first local US Customs broker to land in a larger than 100,000 square feet space in the market, over the last 20 years. Now at their 25th anniversary, and with multiple locations along the US-Mexico border, JAMCO has made a regional mark with well over 700,000 square feet of space in Laredo, and nearly 1,000,000 square feet across the Texas-Mexico border region.

“This facility will allow us to expand our growing partnerships with our client base to better service them in Laredo and the region” said Rahul Oltikar, Chief Operating Officer at JAMCO Group. “FORUM CRE was instrumental in assisting us with this market expansion that takes us to a total of 750,000 square feet”, added Oltikar.

Occupancy is scheduled for this June. The space will be used as a distribution center for finished goods being manufactured in Mexico, that are staged in Laredo, Texas as their cross-border distribution hub in the United States.

“Their growth is a great testament to their diligence and work, as well as the positive impact brought on by the expansion into other supply chain services including, ocean and air transportation, trade consultation, and management of distribution centers.” Said Carlo Molano, Managing Principal at FORUM Commercial Real Estate.
